Presentation, Presentation, Presentation
We appreciate that homes are for living in and that very few of us manage to maintain show home conditions, however some of us are guilty of judging books by their covers so the better your property looks the more interest it will generate. So here are just a few handy tips to help show your property in its best light:
Outside
Look at the outside of the property front and back. If it looks shabby your potential buyers will probably think the inside will be too and that you don’t look after the property. ‘Kerb appeal’ is so very important. It’s worth taking the time and effort to enhance the outside appearance of your home. Look at your neighbour’s properties too. If you are on good terms maybe ask them to keep theirs tidy too, offer to do their garden for them!
Inside
It really is all about presentation. Keep it above all clean, smelling fresh, tidy and clutter free. Consider boxing up unneeded items and storing them in the attic or storage unit. You will have to do this when you move so why not start now! Address any ‘jobs’ or repairs that need doing. It may be an idea to redecorate in simple neutral tones to freshen it up.
The potential buyers need to be able to easily visualise themselves living in the property with their furniture.
If you have pets, ask someone honest if your house smells of pets – it’s very off putting to buyers. Make sure their bedding is clean and consider air fresheners.
Above all listen to our honest feedback – it’s designed to help you overcome any obstacles that may be delaying an offer and to help you make your property more attractive to buyers.
It is usual for buyers to ask questions about the neighbours, your reasons for moving, what the local area is like and what you will be leaving behind, any fixtures and fittings. These questions we will discuss with you before marketing so we will be fully equipped to deal with all negotiations between buyer and seller.
